Drive 5 km in any direction from Janaharsha Dream City in Ibrahimpatnam and you will hit at least a dozen HMDA-approved ventures — most priced at ₹15,000 per sq yard and above. Buyers often ask us: 'why is HMDA so much more expensive, and is it worth it?' The honest answer surprises most first-time investors.
The single biggest reason HMDA plots in this corridor cost 3–5x more than Janaharsha GP plots is the approval stamp itself, not the ground reality. HMDA (Hyderabad Metropolitan Development Authority) sanction takes years, involves higher development charges, and gets passed on to the buyer. GP (Gram Panchayat) layouts like Janaharsha carry a legally valid Gram Panchayat sanction — fully registrable, mutable, buildable and resellable — at a fraction of the price.
Now compare the ground itself. Most HMDA ventures within 5 km of Janaharsha have internal roads of 30 ft with the odd 40 ft main road. Janaharsha Dream City's internal roads start at 33 ft as the minimum, with main spines running 60 ft, 80 ft and 100 ft. Drive both and the difference is obvious — Janaharsha feels like a planned township, not a compressed grid.
Plot sizes tell the same story. HMDA ventures in this belt typically offer 120–200 sq yd plots because they need to squeeze more units to justify the approval cost. Janaharsha offers 167 sq yd, 200 sq yd, 250 sq yd, 300 sq yd and up to 2400 sq yd — giving genuine breathing room, better setbacks, and better long-term construction potential.
Open spaces and amenities: HMDA rules mandate 10% open space on paper, but many small HMDA ventures deliver the bare minimum. Janaharsha Dream City has generous parks, wide avenues, and dedicated commercial and school pockets across phases — the kind of master-plan you only see in projects developed at scale.
The math for a real buyer: a 200 sq yd HMDA plot at ₹15,000/sq yd = ₹30 lakh, on a 30 ft road, in a small venture with no phase-2 plan. A 200 sq yd Janaharsha GP plot in the same corridor is a small fraction of that, on a 33–100 ft road, inside a live, multi-phase township with active resale.
'But HMDA gets easier bank loans' — partly true. Most large private banks prefer HMDA. However, several cooperative banks, NBFCs and select nationalised banks fund GP plots in Ibrahimpatnam. RRP Realty will share the exact loan-eligible lender list upfront so nothing is a surprise.
'Won't HMDA appreciate more?' Historically no. Risk comes from unapproved layouts or unclear titles, not from GP as a category.
The smart-buyer takeaway: the ₹15K/sq yard HMDA premium in this 5 km radius is largely paying for a stamp — not for wider roads, bigger plots, or a better location. Janaharsha offers better roads (33 ft min, 80–100 ft max), bigger plot options, an active resale market and 3–5x more appreciation runway for a fraction of the cost.
