Understand the real difference between GP and HMDA approval, why HMDA plots near Janaharsha ask ₹15,000/sq yd, and whether that premium is worth it for you.
'Is HMDA worth the extra money?' is the most common question we hear from buyers evaluating Janaharsha Dream City. Ventures within 5 km of Janaharsha quote ₹15,000 per sq yard and higher purely because they carry the HMDA (Hyderabad Metropolitan Development Authority) stamp. Here's what that premium actually pays for — and what it doesn't.
What HMDA approval genuinely gives you: (1) a sanction from a metropolitan planning body with stricter layout norms on paper, (2) easier eligibility for most private bank home loans, (3) marketing appeal to buyers who don't want to explain 'GP' at parties. That's the honest short list.
What HMDA approval does NOT automatically give you: it does not guarantee wider roads (most nearby HMDA ventures are on 30 ft roads), it does not guarantee bigger plots (most are 120–200 sq yd), it does not guarantee better amenities (many small HMDA layouts deliver the bare minimum), and it does not guarantee faster appreciation (the corridor drives appreciation, not the stamp).
What GP (Gram Panchayat) approval means: the layout is sanctioned by the local Gram Panchayat with a stamped layout plan, road widths, open spaces and plot numbering. Sale deeds are registered normally at the sub-registrar. Mutation happens normally. Construction happens via GP building permission. Resale happens actively — thousands of Janaharsha plots have already resold on the open market.
The Janaharsha specifics: GP-approved across multiple phases, 33 ft minimum internal roads, 80–100 ft main spines, plot sizes from 167 sq yd to 2400 sq yd, planned parks and commercial pockets, and an active RRP Realty-supported resale market. All at a fraction of the ₹15,000/sq yd HMDA quote in the same corridor.
Bank loan reality: not every GP plot is un-fundable. Cooperative banks, NBFCs and select nationalised branches actively fund Janaharsha plots in Ibrahimpatnam. RRP Realty shares the current lender list upfront. If you specifically need a large private-bank loan on the plot itself, HMDA may be the right fit — and we'll say so honestly.
Who should still buy HMDA: buyers whose non-negotiable is a large private-bank loan on the plot, or buyers whose family flatly rejects anything outside HMDA regardless of ground reality. Both are valid — just expensive.
Who is better off with Janaharsha GP: buyers optimising for road width, plot size, appreciation runway and total ownership cost. That's most young families and IT professionals we work with.
