Future City
A practical method for checking whether a specific village and survey number falls inside the Future City Development Authority's notified area.
The most common question about Future City is also the most misused in advertising: 'Is this land in Future City?' The only honest way to answer it is by revenue village and survey number, checked against the government notifications.
FCDA was constituted in March 2025 under G.O.Ms.No.69. The notified area has grown since: reporting in 2026 places the authority's jurisdiction at around 867 sq km covering about 71 revenue villages across mandals in the southern and south-eastern part of the Hyderabad region, with additional villages having volunteered or been added after the first notification.
Step 1 — get the revenue village name and survey number from the deed or pahani, not from a brochure map. Marketing maps frequently draw a circle and label everything inside it.
Step 2 — compare the village name against the notified village list in the relevant GO and any subsequent amendment. Village names repeat across mandals, so always match mandal and district too.
Step 3 — understand what inclusion means. Being inside FCDA jurisdiction means the authority becomes your planning body. It does not by itself mean the land will be acquired, nor that it will be zoned residential, nor that development reaches it in a particular year.
Step 4 — understand what exclusion means. Land outside the notified area can still benefit from the corridor. Most of the value that accrued around Cyberabad accrued to land adjacent to it, not inside a single notified boundary.
Step 5 — verify title independently regardless. Zone status and title validity are separate questions. A plot in a great zone with a defective title is a bad purchase.
For the Ibrahimpatnam belt specifically, the practical framing is: this is an established, transactable plotted market on the eastern ORR corridor that also happens to lie in the broader region affected by the Future City programme. Buy it for the corridor fundamentals and treat Future City as directional upside, not as a guarantee.
