Future City Hyderabad: What Is Actually Built, What Is Planned, and What Is Only Announced

A milestone-by-milestone reality check on Telangana's Future City project for land buyers who want facts, not brochures.

Land marketing around Future City tends to compress a decade into a paragraph. This piece separates what has formally happened from what is planned and what remains an announcement.

What has formally happened: the Government of Telangana constituted the Future City Development Authority as a Special Area Development Authority through G.O.Ms.No.69 dated 12 March 2025. The authority's notified area has since expanded, with reporting in 2026 describing jurisdiction of about 867 sq km across roughly 71 revenue villages. In August 2026 FCDA began master plan consultations with government departments.

What is planned: a phased greenfield city with dedicated clusters — the publicly discussed components include health, sports, education, technology and residential zones — developed to a notified master plan with new trunk infrastructure and connectivity to the Regional Ring Road and the ORR network.

What is announced but not yet fixed on the ground: specific phase boundaries, specific zone allocations at survey-number level, and specific completion dates for individual clusters. Until the master plan is notified and published, no one can honestly tell a buyer which zone their survey number falls into.

How to invest around a project like this: prefer locations that already have independent demand drivers; prefer clean approval categories and verifiable titles; avoid paying a premium today for a zoning outcome that has not been published; and size your holding period in years, not months.

The eastern ORR belt around Ibrahimpatnam is a reasonable way to be positioned in the region without paying peak speculation pricing, because it already has ORR interchanges, an employment base at Adibatla and Maheshwaram, a college cluster, and a functioning plotted resale market.

Janaharsha Dream City is a GP-approved multi-phase plotted township in that belt, with internal roads from 33 ft up to 80–100 ft main spines and plot sizes from roughly 167 to 2400 sq yards across phases.
