Future City
How the Future City Development Authority was constituted, the area it covers and what it means for land in the south-eastern Hyderabad belt.
The Future City Development Authority (FCDA) is a Special Area Development Authority constituted by the Government of Telangana through G.O.Ms.No.69 of the Municipal Administration and Urban Development Department, dated 12 March 2025, for the development of the Future City Area south-east of Hyderabad.
Future City — also referred to as Bharat Future City — is the state's flagship greenfield urban project: a planned, sustainability-oriented new city intended to host institutional, industrial, health, sports and residential clusters, developed in phases under a dedicated master plan rather than as an extension of the existing city.
The authority's jurisdiction is large. As reported in August 2026 when FCDA began master plan consultations with government departments, Future City's jurisdiction covers roughly 867 square kilometres and 71 revenue villages. The initial notification covered a smaller set of villages and has been expanded as more villages were brought within the authority's ambit.
What a Special Area Development Authority does: it becomes the planning and development authority for its notified area — preparing the master plan and zoning, regulating layout and building permissions, and coordinating infrastructure. Within FCDA's area, planning powers that would otherwise sit with HMDA or local bodies move to the new authority as notified.
Why buyers care: once a master plan is notified, land use is fixed by zone. A survey number falling in a residential zone, an industrial zone, a green or institutional zone will behave very differently in value and in permissible use. Until the plan is published, zone allocation is not knowable with certainty — which is exactly why the current period is both an opportunity and a risk.
How to read the map honestly: being 'near Future City' is not the same as being inside FCDA jurisdiction, and being inside jurisdiction is not the same as being inside a developed phase. Ask which revenue village and survey number, then check that village against the notified list.
The Ibrahimpatnam mandal sits in the broader south-eastern growth belt that surrounds this programme, with ORR access at Pedda Amberpet and Tukkuguda. Its case for investment is corridor-level: proximity to a very large, long-horizon public project plus existing employment clusters at Adibatla and Maheshwaram — not a promise about any single village's zoning.
