An Encumbrance Certificate (EC) is a document issued by the Sub-Registrar's Office that lists all registered transactions on a specific property over a specified period.

In Telangana, ECs for the relevant survey number / plot can be obtained from the Integrated Grievance Redressal System (IGRS) Telangana portal (registration.telangana.gov.in) for a nominal fee.

Buyers should request an EC covering at least the last 13 years for the plot and the parent land.

What to look for: any mortgage entries, attachment orders, sale deed entries that don't match the seller's chain, and gaps in the timeline.

An EC with 'no encumbrance' for the relevant period is a strong positive signal but should be paired with a legal opinion from a property lawyer.
